Why chimneys leak
A stack sits proud of the roof, exposed on all four sides, and it's built from brick and mortar that has been weathering for a hundred years. The mortar joints erode, the flaunching around the pots cracks, and the lead flashing where the stack meets the roof lifts or corrodes. Any one of those lets water into the brickwork, and from there it tracks down inside the wall and shows up as a damp patch on a bedroom ceiling or chimney breast.

We survey the stack properly — up at it, not from the ground with binoculars — and tell you whether it needs repointing, a partial rebuild from a certain course down, or taking off altogether. Repair, rebuild or remove?
Repointing and new flaunching handles most stacks. If the brickwork has spalled badly or the stack is leaning, a rebuild from a sound course upward is the right call. And if nothing is connected to it any more, removing the stack and making the roof good removes the problem permanently — often for less than a rebuild.

My bedroom ceiling is damp — is it definitely the chimney?
It's the most likely cause if the damp is near a chimney breast, but not the only one. Failed flashings, a cracked valley or condensation in the loft all look similar from inside. We check the loft as well as the roof so you get the actual cause, not a guess.
Can you remove a chimney we don't use?
Yes. We can take it down to below roof level and slate or tile over, or remove it entirely including the breast inside. Removing above roof level is usually permitted development, but we'll flag it if your property is listed or in a conservation area.
Do you need scaffold for chimney work?
Always. Chimney work is done from a proper working platform — never off a ladder. It's in every quote we give.
How long does a chimney repair take?
Repointing and flaunching is typically one to two days once the scaffold is up. A rebuild is two to four. Scaffold usually goes up a day or two before.
Will you match the existing brick?
We match as closely as the available stock allows, and on a partial rebuild we reuse sound bricks from the stack itself where possible.
