What does chimney repair cost in the UK?

Chimney work ranges from £150 for a single flashing repair to £3,500 for a full rebuild. Most jobs land between £400 and £1,200. The biggest variable is not the brickwork — it is whether you need scaffold to reach it.

Here is what each job costs, how to tell which one you need, and why the chimney is behind so many roof leaks.

Scaffold, where needed, adds £500–£1,200 on top. On a bungalow or single-storey extension a tower may do; on a two-storey stack it almost never will.

Why the chimney causes so many leaks

A chimney is the one part of the roof that sticks up through the covering, so every side of it is a joint. Water gets in at four places, and knowing which one matters because the fixes cost very different amounts.

The flashings

Most common cause

Lead at the junction of stack and roof. Cement-fillet flashings crack within a few years. Proper lead, chased into the mortar joint, lasts decades.

The flaunching

Often overlooked

The mortar cap holding the pots. It cracks with frost and lets water straight down inside the stack, which then shows as damp in the chimney breast rather than the ceiling.

The pointing

Gradual

Perished mortar joints let the brickwork soak up water. On an exposed North East stack this happens faster on the prevailing-weather side.

Spalled or crumbling bricks mean the stack is past patching. If it is leaning or the courses have moved, it is a rebuild and a safety issue.

Signs your chimney needs attention

• Damp patches on the chimney breast in an upstairs room or on the landing ceiling
• Staining on the ceiling immediately around where the stack passes through
• Mortar or small pieces of brick in the gutter below the stack
• Cracked or missing mortar visible around the pots from the ground
• A cement fillet instead of lead where the stack meets the roof
• Any visible lean, or a stepped crack running through the brickwork

A lean or a stepped crack is not a wait-and-see. Get it looked at.

Repair, rebuild or remove?

Repair when the brickwork is sound and the problem is the flashings, pointing or flaunching. That covers most stacks and most budgets.

Rebuild when bricks are spalling across the stack, when the mortar has gone throughout, or when there is movement. Rebuilding above the roof line is cheaper than a full rebuild and is usually enough.

Remove when the chimney is redundant — no fire, no stove, no plans for one. Taking it down removes four permanent leak points and the maintenance that comes with them. The roof is then closed up and tiled over. Worth knowing: if you remove a stack you should have the remaining flue capped and ventilated, or you trade a roof leak for a condensation problem.

Scaffold: the cost nobody expects

The repair itself is often the smaller half of the bill. Safe access to a two-storey stack means a scaffold, and that is £500–£1,200 regardless of whether you are re-pointing or rebuilding.

Which leads to the one genuinely useful piece of advice on this page: if the scaffold is going up anyway, get everything done at once. Re-pointing, flaunching, flashings, and any roof repairs or guttering work in reach. Doing it in one visit rather than three saves more than any discount on the labour.

Does insurance cover it?
