The flashing kit is the whole job
A roof window is only as watertight as the flashing around it, and flashing kits are not interchangeable. Slate needs a different kit from a profiled concrete tile, which needs a different kit again from a plain tile. Fit the wrong one — or bed the window in mortar, which we still see — and it will leak, usually within the first winter. Getting this right is most of what you're paying for.

How the installation works
On a straight swap for the same size unit, we're in and out in a day. A brand new opening means cutting and trimming the rafters, which needs doing properly — a trimmed opening carries the load the cut rafter used to. We'll tell you at survey if the opening needs Building Control sign-off.

What it costs
A like-for-like replacement is the cheapest option — the opening already exists. A new opening costs more because of the timber work and making good inside. The window itself is a known price; we'll show you the options rather than picking for you.

Do I need planning permission for a Velux?
Usually not — roof windows that don't project significantly beyond the roof plane are permitted development. Listed buildings and conservation areas are the exception, and front-facing elevations sometimes are too. We'll flag it at survey.
Can you replace an old Velux with a new one?
Yes, and it's the most straightforward version of this job. Same size unit into the existing opening, new flashing kit, done in a day.
My Velux leaks — does it need replacing?
Not necessarily. Most leaking roof windows are a flashing or a seal problem rather than a failed unit. We'll check before recommending a replacement.
Will you make good inside?
Plastering and decorating the reveal can be included if you want it — just say at quote stage. Some people prefer to handle that themselves or have their own decorator do it.
How long does it take?
A replacement is a day. A new opening is one to two days, plus any internal making good.
