Concrete tiles at the end of their life
The estates built through the 1960s and 1970s were almost all covered in interlocking concrete tiles. Fifty years on, the surface has weathered off, the tiles have started to delaminate and the nibs are brittle, so every walk on the roof costs another handful of tiles. At that stage a re-roof with new battens and a breathable membrane is cheaper over ten years than repeated patching.
Mortar ridges letting go in the wind
Cramlington sits on open ground between the A1 and the coast, and it gets the weather to match. Mortar-bedded ridge and hip tiles are the first thing to go: the mortar cracks, water gets behind it and the next gale lifts the tile. We refit them as a dry ridge or dry verge system, mechanically fixed and ventilated, so it does not come back in three winters.
Flat garage, porch and dormer roofs
A lot of the town's garages and dormer cheeks were felted when the houses were built. Old pour-and-roll felt goes brittle, splits at the upstands and ponds in the middle. We strip back to the deck and re-cover in EPDM, fibreglass or torch-on felt, forming proper upstands at every abutment rather than dressing new felt over old.
Timber fascias and blocked guttering
Where the original timber fascias and soffits were never replaced, they rot behind the gutter and take the roof edge with them. We fit uPVC fascias, soffits and bargeboards and rehang the guttering to a proper fall, or just clear and check the gutters if the boards are still sound.
Chimneys on the older village properties
Around Cramlington Village and the older cottages, stacks are exposed and the pointing has usually gone. Water tracks down inside the stack and shows up as a damp patch in a bedroom long before anyone looks at the roof. Repointing, flaunching, new flashings or a rebuild deals with it at source.
Newer estates need different work
On the newer developments the tiles are fine, but verges, flashings and gutter runs are often the weak point, and warranty work can be slow to arrange. We are happy to price the small jobs — a slipped verge, a leaking flashing, a section of guttering — as well as full roof repairs.

Do you charge extra to come out to Cramlington?
No. Cramlington is about fifteen minutes from our base in Gosforth, straight up the A189, so it is part of our normal working area. The survey and the quote are free either way.
My ridge tiles keep working loose — what is the fix?
On most Cramlington estates the ridge was bedded in mortar when the houses were built, and mortar has a life. Once it cracks, the tiles lift in the wind. A dry ridge system is mechanically fixed and does not rely on mortar at all, so it is the repair we normally recommend.
Are the original concrete tiles worth replacing?
Interlocking concrete tiles have a working life of roughly 40 to 60 years, so a lot of Cramlington roofs are due. If the tiles are delaminating and the battens underneath are perished, a full re-roof is better value than repeated patching. Our new roof cost guide sets out the numbers.
Can you re-cover a flat garage or dormer roof?

Do you work on new-build estates as well?
Yes. Newer estates around Arcot, Blagdon Park and Whitelea Chase tend to need verge, flashing and guttering work rather than full re-roofs, and we are happy to do the small jobs as well as the big ones.
