Fascia and Soffit Replacement Cost: 2026 Prices for Newcastle Homes

Fascias & soffits 22 October 2026 7 min read
How much does fascia and soffit replacement cost?

The typical fascia and soffit replacement cost for a three-bed semi in the UK is £1,800 to £3,500 in uPVC, including new guttering. A bungalow is usually £900 to £1,800 and a detached house £2,500 to £5,000. Supplied and fitted, boards work out at roughly £40 to £150 per metre, and scaffold or rotten timber behind the old boards can push the price up.

Fascias and soffits are the boards along the edge of your roof. Most homeowners only think about them when paint starts peeling or a gutter starts to sag. Here is what they do, when they need replacing, which material to choose, and what the job typically costs on Tyneside houses.

What fascias, soffits and bargeboards do

The fascia is the upright board fixed to the ends of the roof rafters. It carries the gutter and closes off the edge of the roof. The soffit is the flat board underneath, running from the fascia back to the wall, which stops birds, wasps and weather getting into the roof space. On a gable end the sloping boards that follow the roof line are bargeboards, and they do the same job as a fascia along the verge.

Together these boards are often called the roofline. When they fail, water gets into the rafter ends and the gutters lose their fixing, so problems tend to spread if they are left.

Signs your fascias and soffits need replacing

  • Soft, split or rotten timber that a screwdriver pushes into, often worst at joints and corners.
  • Paint that peels again within a year or two of being redone, which usually means damp is getting into the wood.
  • Gutters that sag, drip at the joints or have pulled away because the fascia behind can no longer hold the screws.
  • Birds, wasps or bees going in and out of gaps in the soffit, or droppings building up on the wall below.
  • Damp patches or staining on the wall or ceiling near the top of the house.

Gutters that overflow are not always a fascia problem. If the boards are sound and the gutter is simply full of moss and silt, a clean may be all you need. Our gutter cleaning cost guide covers that. If birds are nesting in the roofline, an active nest is protected by law, so the work may need to wait until the nest is empty.

uPVC, timber or capping over the old boards

Full uPVC replacement

Old boards come off, rafter ends are checked and repaired, and new solid uPVC boards go on. No painting, and a typical life of 20 years or more. This is what we fit on most jobs.

Timber

Cheaper to buy and right for some period or listed properties. It needs painting every few years, and the cost of repainting adds up over the life of the boards.

Capping (overboarding)

Thin uPVC boards fixed over the existing timber. Cheaper and quicker, but only sensible when the timber underneath is dry and solid.

Capping covers the old boards and leaves whatever is wrong with them in place. If the timber is already damp or rotten, the rot carries on behind the new plastic and you will not see it until the gutter comes away again. We only cap when we have checked the wood and it is sound. In most North East homes, where the original boards have had decades of wind and rain, full replacement is the better value. See our fascias, soffits and bargeboards page for how we approach it.

Fascia and soffit replacement cost by house type

JobWhat's involvedTypical cost
BungalowFull uPVC fascia, soffit and guttering£900 – £1,800
Terraced houseFront and rear elevations, uPVC with guttering£1,000 – £2,500
Semi-detachedFull perimeter, uPVC with guttering£1,800 – £3,500
DetachedFull perimeter, uPVC with guttering£2,500 – £5,000
Capping onlyuPVC boards over sound existing timber£700 – £1,500
Per metreFascia and soffit supplied and fitted£40 – £150
Guttering per metreNew uPVC gutter supplied and fitted£15 – £70

The per-metre figures vary a lot between sources because some quote the boards alone and some include removal, disposal and repairs. Board depth, the number of corners and how much old timber has to come off all affect where your job sits in the range.

Replacing the gutters at the same time as the fascias usually makes sense. The old gutter has to come off anyway, and refitting tired brackets onto new boards is false economy. On a typical semi, new guttering adds roughly £200 to £500 when done alongside the fascias. We cover downpipes and outlets on our guttering and downpipes page.

Scaffold is usually needed on two-storey houses and typically costs £400 to £900 per elevation, or £1,000 to £2,500 for a full wrap on a larger house. Bungalows can often be done from a tower. If you are planning other roof work, doing the roofline at the same time saves paying for scaffold twice.

How long the job takes

With a two-person team, a terraced house typically takes 1 to 2 days, a semi 2 to 3 days and a detached house 3 to 5 days. A bungalow is usually 1 to 2 days. Rotten rafter ends, extra elevations or bad weather can add time.

On the day, we strip the old gutters and boards, check and repair the rafter feet, fit the new soffits and fascias, then hang the new guttering and connect it to the downpipes. The bottom row of tiles or slates is checked and an eaves protection strip fitted where needed, so water runs cleanly into the gutter.

Colours and eaves ventilation

uPVC roofline comes in white, black, anthracite grey and woodgrain finishes such as rosewood and golden oak. White is the cheapest and still the most common on Tyneside streets. Anthracite grey and black suit modern windows and are popular on newer homes in Gosforth and Kenton. Coloured and woodgrain boards cost a little more per metre, so ask for the price in the colour you actually want.

New fascias are also a good time to sort out loft ventilation. Over-fascia vents or vented soffits let air into the roof space at the eaves, which helps stop condensation building up in a cold loft. If you already see damp on the underside of the roof in winter, read our guide to loft condensation and roof ventilation.

Common questions

Is it cheaper to cap fascias than replace them?

Yes, capping is typically £700 to £1,500 for a house, against £1,800 to £3,500 for a full replacement on a semi. It only lasts if the timber underneath is sound. Capping over damp or rotten wood traps the problem and usually costs more in the long run.

Should I replace gutters at the same time as fascias?

In most cases, yes. The gutters have to come off to replace the fascias, and new guttering adds roughly £200 to £500 on a typical semi when done together. It also avoids paying for scaffold a second time later.

How long do uPVC fascias and soffits last?

Good quality uPVC fascias and soffits typically last 20 years or more with very little maintenance beyond an occasional wash. Painted timber can last as long, but only if it is repainted every few years.

Do I need scaffolding to replace fascias and soffits?

On most two-storey houses, yes, for safe access along the full length of the eaves. Scaffold typically costs £400 to £900 per elevation. Bungalows and some single-storey extensions can often be done from a tower.
